The site of the old Theale sewage works off Blossom Lane is being proposed by West Berkshire Council as a site for 70 homes in its draft new Local Plan.  They have labelled the site “RSA17”.

There are several reasons why this site is not suitable for housing:

  1. Flood risk
  2. High voltage overhead power lines cross the site
  3. Noise and pollution from the motorway
  4. Contaminated land
  5. Need to preserve the gap between Theale and Calcot/Tilehurst
  6. Unsuitable access via single-track Blossom Lane and Crown Lane
  7. Impact on the Area of Outstanding Natural Beauty.

This site was put forward for housing in the last Local Plan but was rejected.
