The site of the old Theale sewage works off Blossom Lane is being proposed by West Berkshire Council as a site for 60 homes in its Local Plan review.  They have labelled the site “RSA11”.

There are several reasons why this site is not suitable for housing:

  1. Flood risk
  2. High voltage overhead power lines cross the site
  3. The site has not been included in the Air Quality Assessment
  4. Noise and pollution from the motorway
  5. The site is contaminated from its past use a sewage works
  6. The site has not been included in the Strategic Transport Model, meaning that the effect of traffic generated from the site has not been assessed.
  7. Need to preserve the gap between Theale and Calcot/Tilehurst
  8. Unsuitable access via single-track Blossom Lane and Crown Lane
  9. Impact on the neighbouring Area of Outstanding Natural Beauty.

This site was put forward for housing in the last Local Plan but was rejected.
