West Berkshire Council are proposing to allocate the field between Theale and M4 Junction 12 for 20,000 square metres of offices in its draft new Local Plan. They have called the site as “North of Arlington” and labelled it as “EMP6”.

There are several reasons why this site is not suitable for building offices:

  1. It would reduce the gap between Theale and Calcot
  2. Risk from fluvial, surface water and ground water flooding
  3. Separated from the Arlington Business Park by the busy A4 Theale bypass.
  4. Overhead high voltage power lines and an electricity pylon.
  5. Impact on the Theale High Street Conservation Area.
  6. Impact on surrounding housing

The site was rejected for housing in the last Local Plan review because the Environment Agency objected because 90% of it is in Flood Zone 2.
