North Lakeside Site

Description:

The site is located between homes in The Green and the lake. The lake separates the site from the South Lakeside site, which has planning permission for 350 homes. The site is 1.4 hectares and could accommodate approximately 50 dwellings at a medium to high density. The scheme could include a mix of dwelling sizes and types, including affordable housing.

The site could be accessed from The Green. Access could also be obtained through St Ives Close, but the Close would need to be upgraded to an adoptable standard.

An additional or alternative access could be obtained from the permitted development of South Lakeside, which lies to the south of this site.

There are some Tree Preservation Orders on the site which would need to be taken into account in any development. proposal.

Concerns about this site:

• Upgrading St Ives Close might be difficult to achieve because of land ownership issues.
• Road safety concerns from increased turning traffic to/from St Ives Close
• The local sewage system is running to maximum capacity and cannot take any extra load
• Some homes in The Green could be faced by large new housing developments both in front of them and behind them
• Part of the site is an infilled gravel pit and will probably need de-contamination
• High density housing is not suitable for the edge of a village
